What happens when you ring?Three steps, and no repair starts until you say yes.
1
We answer, day or night
We'll ask what the boiler is doing, and its make if you know it. A code or light on the display helps too.
2
The rate, and when we can come
The rate is agreed on the call, before an engineer comes, and we tell you when one can get to you. Nights and weekends cost more.
3
The engineer finds the fault
You hear which part has failed, and whether the engineer has it with them. How the repair visit goes.
Signs your boiler needs a repair
Four signs bring most people to a repair. Each has a usual cause, and a point where it needs an engineer.
Boiler losing pressure
The gauge keeps dropping and the boiler cuts out. The usual causes are:
a leak, often at a radiator valve
a worn pressure relief valve
an expansion vessel that no longer holds its charge
If your boiler's manual shows you how, you can top the pressure up yourself. If it keeps falling, ring us and an engineer will find the leak.
Boiler pressure too high
Boiler pressure is too high above about 2.5 bar with the boiler cool. From about 3 bar, the pressure relief valve lets water out. You may see it dripping from a copper pipe outside.
Often the system was topped up too far, or the filling loop was left open. Bleeding a radiator brings the pressure down.
If it stays high, or climbs more than about 1 bar as the heating warms up, the expansion vessel may have lost its charge. That is an engineer's job.
Hot water but no heating
First check that:
the heating is switched on
the timer is calling for heat
the thermostat is turned up
On a combi boiler, the usual cause after that is the diverter valve, stuck on the taps. That part sends hot water either to the taps or to the radiators. Freeing it is a job for an engineer.
Boiler keeps turning off
A boiler shuts itself down to stay safe. The common reasons are:
low pressure
a condensate pipe frozen outside in a hard frost
a thermostat or timer set wrong
A failing pump, an ignition fault or sludge blocking the system needs an engineer.

Is my boiler pressure right?
Boiler pressure is right at about 1 to 1.5 bar with the boiler cool, on most makes. It rises a little as the water heats. Read the needle on the boiler's pressure gauge, then check it here.

Your boiler pressure
Ring us: the relief valve is letting water out
A pipe on the outside wall that drips means the pressure relief valve is opening. Either the pressure is getting too high, or the valve itself is worn. That's a job for an engineer.
Too high: ring us
From about 3 bar the pressure relief valve lets water out. An engineer finds why the pressure climbs, most often the expansion vessel or the filling loop.
Ring us: it keeps losing pressure
Topping up once or twice a year is normal. More often usually means water is leaving the system. The cause may be a small leak at a radiator, a valve or a joint. It may also be the relief valve, or an expansion vessel that has lost its charge. An engineer finds where.
Low: top it up
Below 1 bar the boiler will probably stop. With the boiler cool, top it up to about 1 to 1.5 bar as its manual shows, and close the filling valves again afterwards. If the manual doesn't show how, or it drops again, ring us.
That's normal
Most makers ask for about 1 to 1.5 bar with the boiler cool. The pressure rises as the water heats, so about 1.5 bar or more while the heating runs is normal.
A little high
That's above the 1 to 1.5 bar most makers ask for with the boiler cool. Check the filling loop's valves are fully closed. Bleeding a radiator brings the pressure down. If it creeps up again, ring us.
Too high
Above about 2.5 bar with the boiler cool is too high. Check the filling loop's valves are fully closed and bleed a radiator to bring it down. If it stays high or comes back, ring us: the expansion vessel or the filling loop needs an engineer.
High while it's warm
The pressure rises as the water heats, so let the boiler cool and read the gauge again. Ring us if it's still above about 2.5 bar, or if it climbs by more than about 1 bar as the heating warms up. The expansion vessel may need recharging, which is an engineer's job.

What we check first on a faulty boiler
The engineer protects the area around the boiler first. Then they start from what you told us on the call:
what the boiler is doing
the code on its display
the pressure
From there they trace the fault to the part that has failed.
How the repair visit goes
Three stages, and the rate is agreed before the repair starts.
1. Before anything is touched
The engineer covers the floor around the boiler and asks what you have seen and heard since you rang.
2. Finding the fault
The engineer tells you which part has failed, whether they have it with them or must order it, and how long the work should take. No work is done until the rate is agreed in writing and you say yes.
3. The repair
The engineer fits the part and checks the boiler runs as it should before leaving. The repair is guaranteed for 12 months, covering the parts we fit, the labour and any return visit.

A repair's price depends on the part it needs, how long the job takes, the time of day and the season.
The rate is agreed on the call, before an engineer comes. Nights and weekends cost more, and we'll tell you the rate when you ring.
Once the engineer has found the fault, they tell you what the repair will cost, and nothing is done without your yes. If you decide not to go ahead, you pay just for the diagnosis, at the rate agreed on the call.
Sometimes the part a boiler needs costs a large share of a new one, or the same fault keeps coming back. Then the engineer says so, and gives you the rate for the repair to weigh against a new boiler. The choice is yours, and a repair is never refused because a new boiler would cost more. Ring us for a new boiler quote: the survey visit is free.
The 15% comes off the price of a new boiler installation. We quote from photos of your old boiler, or after a free survey visit. Now is the time to replace an old or discontinued boiler.
Terms: 15% off everything in the price we quote for a new boiler installation. That means the boiler, its flue and controls, and the fitting. The offer is for installations booked by 31 December 2026. One offer per home, and not with any other offer.
Do you cover my part of London?
Yes: we repair boilers all over Greater London, day and night, in every borough north and south of the Thames. Pick your side of the river to see the areas.
How long a boiler repair takes depends on the fault and on whether the part is on hand. Once the engineer has found the fault, they tell you how long the repair should take, before the rate is agreed.
Often, yes: age alone doesn't decide it. What decides it is the rate for the repair against a new boiler, and how often the boiler has failed. The engineer gives you the rate for the repair, and the choice is yours.
