Which parts of Kingston and Surbiton do your gas engineers cover?

What kind of boiler does a Kingston or Surbiton home have?

Kingston and Surbiton homes run from flats in converted Victorian villas to detached houses on Coombe Hill. Your boiler could be a combi, a system boiler or a regular one. Flats fill much of central Surbiton, Seething Wells and the streets round Kingston town centre. Kingston's family houses are typically late Victorian terraces and semis, with some from the 1930s to the north. In the Maldens, Tolworth, Hook and Chessington, most homes are semi-detached or terraced houses.

In a flat the boiler may be a combi. A bigger house may have a system or regular boiler with a hot-water cylinder. We'll ask which you have when you ring.

If your flat is in a converted house and its boiler is being replaced, the rules for flats decide where the new flue can go. Those rules differ from a house's. How the flue rules work for flats and shared buildings.

Some homes round Kingston town centre and Surbiton have no gas boiler, because electricity heats them. If yours has an electric boiler, our engineers repair those too. Electric boiler repairs by our engineers.

Combi, system or regular: how to tell which you have.

Is my boiler safe to use after a flood in Kingston?

A boiler that has been in a flood should be looked at by a gas engineer. Once the water has gone down, Kingston Council's advice is to have gas central heating checked by a qualified person. Every engineer we send is Gas Safe registered, so ring us and we'll tell you when one can come.

The council's flood risk assessment of October 2024 names the rivers that can flood parts of the borough:

  • the Thames
  • the Hogsmill
  • Beverley Brook
  • the Surbiton Stream

The assessment finds the risk particularly high in Kingston town centre, where the Hogsmill joins the Thames. Heavy rain, sewers and groundwater can bring flooding too.

Before any flood, the council's advice is to know how to turn off the gas, water and electricity. If you're not sure how, ask your supplier.

What to do if there's a smell of gas.

Does a boiler flue need planning permission in a Kingston conservation area?

A new boiler flue on a house in a Kingston conservation area needs planning permission when it faces a road. That means a wall or roof slope that fronts a road and forms the front or a side of the house. The borough's conservation areas reach from Kingston Old Town and Surbiton Town Centre to Coombe Hill, Kingston Hill and Old Malden. The rule comes into play whenever a new boiler's flue would sit somewhere the old one's didn't.

Ring us for a quote on a new boiler. The survey visit is free. When replacing a boiler makes more sense than repairing it.

What the national rule and Kingston Council's guidance say

The national permitted development rules usually let a householder fit or replace a flue without asking for permission. On protected land, conservation areas included, they leave out a wall or roof slope facing a road at the front or side of the house. Flats fall outside them altogether. Kingston Council adopted general guidance for its conservation areas in June 2023. It lists the permitted development rights restricted there. Among them is putting chimneys, flues or pipes on a front or side wall, or on one facing a road.

Each report covers a whole zone, not one street, and a yearly service is the engineer's chance to spot scale building up inside the boiler. Limescale in a boiler, and what slows it down.

Landlords and tenants in Kingston and Surbiton: who fixes the boiler?

The landlord: the law makes a landlord keep the boiler working, and have the gas checked by a Gas Safe engineer every year. Renting? Ring us anyway, and we'll tell you what has probably failed.

Kingston Council licenses a shared house when five or more people from two or more households live there and share a kitchen, bathroom or toilet. That is the national mandatory scheme. With an application, the council asks for a copy of a gas safety certificate issued within the last year. Its standards for shared houses ask for every gas installation to be tested each year by a Gas Safe registered engineer. The certificates are to be shown whenever the council asks. The standards also strongly recommend a sealed carbon monoxide alarm in any room with a gas appliance.
