What kind of boiler does a Clapham or Battersea home have?
A Clapham or Battersea home is more often a flat than a house. Some flats are in purpose-built blocks, from council estates to the new buildings by the river. Many are in houses split into flats, which are much commoner here than across London, round Lavender Hill and Clapham Common above all. The houses are mostly terraced, in Northcote's streets and on the Shaftesbury Park Estate among others.
Flats may have a combi, while houses may run a system or regular boiler with a hot-water cylinder. We'll ask which when you ring. If your hot water comes from an unvented cylinder, our engineers repair those as well. Unvented cylinder repair.
Moving or replacing a flat's boiler can mean a new route for its flue. Flue rules for flats and shared buildings.
Who fixes the heating in a Battersea or Clapham flat with no boiler?
Heating in a flat with no boiler comes from somewhere else, and that decides who mends it:
- a heat network, which brings heat and hot water from a shared plant
- electric heating in the flat itself
Battersea Power Station is one example. Its developer built an energy centre under the site so that the flats would not need boilers of their own. If your flat is on a heat network, Ofgem's advice is to take the problem to the network's heat supplier. In a council block with shared heating, the council arranges the repair: Wandsworth Council in Battersea, Lambeth Council in Clapham.
Many flats by the river are heated by electricity instead, and if yours has an electric boiler, our engineers repair those too. Electric boiler repair.
Gas central heating is what most Clapham and Battersea homes have. If you can't tell what your flat runs on, ring us and we'll work it out with you on the call.

Does a new boiler flue need planning permission in Clapham or Battersea?
A new boiler flue can need planning permission in Clapham and Battersea. In a conservation area it does on a house wall or roof slope facing the road, at the front or the side. On a flat, a new flue position can need it anywhere. Clapham's conservation area is centred on Clapham Common, and Battersea's Shaftesbury Park Estate has extra controls on its houses.
The councils' guidance keeps flues off the street side too. Lambeth's design guide asks that a new boiler's flue is not put on the front or another visible wall. Wandsworth's guidance for the Shaftesbury Park Estate asks for flues on the side wall or at the back.

What the national rules and the councils' guidance say
Planning law lets a house have a flue fitted or replaced without an application. The rule is in the General Permitted Development Order 2015, Schedule 2, Part 1, Class G. In a conservation area, that allowance stops at a wall or roof slope fronting a road, at the front or a side of the house. Flats sit outside it altogether.
Lambeth's Design Guide, adopted in August 2023, says care is needed so that new boilers' flues are not on the front or other visible walls. The Shaftesbury Park Estate is a conservation area of houses finished in the 1870s. Wandsworth's management strategy for it asks that vents and flues are kept off the front, and put on the flank wall or at the back. Since 1990 an Article 4 Direction has brought outside alterations to the estate's houses under planning control, where they can be seen from the street.

Landlords and tenants in Clapham and Battersea: who fixes the boiler?
The landlord: the law makes a landlord keep the boiler working, and have the gas checked by a Gas Safe engineer every year. Renting? Ring us anyway, and we'll tell you what has probably failed.
Lambeth Council's selective licence has covered privately rented homes in all four Clapham wards since 1 September 2025. They are Clapham Town, Clapham Common and Abbeville, Clapham East and Clapham Park.
In Battersea, Wandsworth Council's selective licence applies in Northcote ward, since 1 April 2026. Battersea's other wards are outside its selective areas.
Both councils also license shared homes of three or more people from two or more households, borough-wide. Wandsworth's scheme runs to 30 June 2030, and takes in flat-shares in purpose-built blocks of three or more flats. Lambeth's runs to 8 December 2026. Whichever licence a home needs, the law makes the holder show the council a gas safety certificate from the last 12 months every year.
Checked on 16 October 2026 against Lambeth Council's licensing pages and Wandsworth Council's licensing pages. We have no connection with either council.
