    The engineer services the boiler

A straightforward service takes half an hour to an hour. Someone needs to be at home to let the engineer in. What a boiler service includes.

When your boiler is due a service

Boiler makers recommend a service once a year, and most make it a condition of their guarantee. Book one if:

  • it has been more than a year
  • you have moved in, and don't know when the boiler was last serviced

The summer is a good time, so the boiler is ready for the winter.

How often a boiler needs a service, and what the law says.

If you let a home, the yearly gas safety check is a separate legal duty. Gas safety checks and certificates for landlords.

What a boiler service includes

A service follows the boiler maker's own instructions. It usually covers these checks, in this order.

  • Before the case comes off

The engineer looks over the boiler and the pipework around it, and runs it to see how it works. They ask about any problems or codes you have seen.

  • Inside the boiler

With the case off, they check:

    • the burner
    • the heat exchanger
    • the fan
    • the seals
    • the electrodes

They clean each part where the maker's instructions say to.

  • The gas and the flue

The engineer checks the gas pressure and flow. They test how the boiler burns with a flue gas analyser, and check the flue is sound and clear.

  • Safety and the condensate

The engineer tests the boiler's safety devices and its electrical connections. They check the condensate trap and pipe too, which carry away the water a condensing boiler makes.

  • The heating system

The engineer checks the inhibitor in the heating water, and that the controls, the heating and the hot water all work as they should.

  • The service record

The engineer records the service, so you have it for the guarantee and for the next service.

A service is a good time to ask about having a smart thermostat fitted.

How long a boiler service takes

A straightforward service takes between half an hour and an hour. It takes longer if a part needs a thorough clean, or if the engineer finds a fault.

Someone needs to be at home to let the engineer in, and to hear what they found.

Servicing and your boiler warranty

Most boiler makers make a yearly service a condition of their guarantee. Worcester Bosch, for one, needs the service done each year by a Gas Safe registered engineer to keep its guarantee valid. Miss one, and a repair the guarantee would have paid for may not be covered.

Keep the record of each service with the boiler's papers: the maker can ask to see it.

Hard water, limescale and scale reducers

Most of London's water is hard. Thames Water's region takes in most of London, and all its water is hard. That means 200 to 300 milligrams of calcium carbonate a litre. Hardness comes from calcium and magnesium dissolved in the water.

Hard water leaves scale on heating elements, which shortens an appliance's life and makes it less efficient. At a service the engineer can see the signs of scale inside the boiler.

A scale reducer is a fitting meant to slow that build-up. Magnetic ones are made for the steady flow of industry, and there is little sound evidence that they work in a home. Ask the engineer what yours is, and whether it is doing its job.

What changes the price of a service

The rate for a boiler service is given on the call, before the visit is booked. Ring us on 020 8064 0067, or book online and we'll give you the rate when we ring you back.

How our rates work.

Boiler cover with a yearly service, or paying as you go: how they compare.

When a service won't fix the problem

A service checks and cleans a boiler that works. Your boiler needs a repair instead if it:

  • has stopped
  • leaks
  • keeps cutting out
  • shows a fault code

The engineer finds the fault, and the rate is agreed in writing before the repair starts.
